A month on from Estates Gazette’s Office Evolution conference, the conversations are still ringing in our ears – not because they were radically new, but because they confirmed a shift that has been building for years. Retrofit over rebuild, spaces that work harder for people, and workplaces judged on experience and ESG performance rather than square footage alone: these are now mainstream expectations, not fringe ideas.

Retrofit era, not “rip‑out” era

 

Again and again, speakers came back to the same point: the age of automatic newbuild is over. With the vast majority of office projects in London and major regional cities now refurbishment rather than groundup development, “new” is increasingly defined by performance and experience, not by the date on the completion certificate.  

Our Commercial Director Adam Anderson’s comment piece for Estates Gazette captured this shift well – clients are no longer satisfied with traditional fitouts, they are looking for sustainable transformations that unlock the value in existing buildings. Intelligent reuse, smarter services and better energy performance are becoming the commercial route, not the compromise.

Flex, ESG and the Grade‑B opportunity

 

Across the conference, panels on flex, investment and gradeB offices all pointed to the same conclusion: there is huge opportunity locked up in existing stock for owners who are willing to rethink how buildings are positioned and operated. Refurbished space is now taking the lion’s share of office development in cities like London and Manchester, and welllocated, characterful buildings are being reimagined as bestinclass workplaces rather than written off as second tier.
